Home » What Services Do Commercial Contractors Provide?
Commercial contractors provide a wide variety of construction services depending on their construction expertise. Commercial construction services are for commercial businesses such as: retail, office, storage units, warehouses, manufactures, light industrial, medical centers, gyms, hotels, and more. Contractors provide services to fulfil a client’s construction needs such as: remodeling, renovation, design-build, tenant improvements, ADA compliance, restoration, and seismic retrofit services. However, these are considered more broader terms of service specialties that include a group of single services. Single services include more commonly known services such as: painting, concrete repairs, roofing, drywall, lighting, and more. It is important to understand what services you are asking your commercial contractor, so you can effectively communicate your project and business needs. Below we will discuss each of the major service specialties in detail.
Commercial Remodeling
Remodeling is the process of changing your commercial property’s structure and features. For example, a hotel owner wants to change appearance of the entire lobby by altering the color, floor plan, layout, structure, and lighting. Commercial remodeling services can be provided for a business exterior and interior. Often, many commercial businesses seek remodeling services to improve the efficiency of their workplace, create a new look, or add/remove rooms. Often, remodeling and renovation are used interchangeably due to their similar meanings.
Commercial Renovation
Renovation is the process of renewing or upgrading your commercial property’s structure and features. For example, if an office manager wants to upgrade the entire lighting of the corporate office to become more energy efficient, then it will be considered renovation. Often many commercial businesses seek renovation services to help rebrand their business to attract more customers and build their brand image.
Design-Build
One of the fastest growing project delivery methods, design build offers clients a more simplified experience. Owners or managers only must deal with one contract and oversee one entity (contractor/construction company). In this process the commercial contractor designs and builds the project. It creates better communication than the alternative traditional approach were two different parties had to work together. This brings accountability, responsibility, and communication to one contractor. As a result, clients seek the benefit of faster and cheaper project delivery. These services can include all the most common services such as: painting, remodeling, renovation, flooring, roofing, and more.
Tenant Improvements
Tenant improvements often referred as “leasehold improvements” are largely related to property management companies. These improvements consist of changes made to commercial property to attract or appease current tenants. They can consist of the simplest construction services such as painting to complete remodels of the commercial space. However, these services “may” typically involve the property management and tenant. In addition, there will be an agreement between both parties on payment of these tenant improvements.
Americans With Disability ACT “ADA” Compliance
ADA compliance upgrades can be seen in remodels, renovations, tenant improvements, and design-build services. It is a requirement by the federal government for businesses or “places of public gatherings” to make all area accessible for persons with psychical disabilities. Most common services of these are handrails, ramps, parking lot stalls, proper spacing of structures, and more. For example, restroom stalls must meet certain measurement requirements as well as have proper handrailing.

Restoration
Often, this service is usually the result of fire, smoke, water, vandalism, and vehicle damage. This specialty service usually results in a combination of services such as the removal of damage structure, drywall installation, insulation, painting, carpentry, electrical, and more.
Seismic Retrofitting
Seismic Retrofitting are construction services that will prepare and protect your commercial business from seismic (earthquake) activity. These services include the strengthening and reinforcement of structures.
